So here it is in a nut shell, after you give us a call and we have answered all your questions we will schedule an appointment for one of our appraisers to visit your property to complete a brief inspection. The property inspection typically only takes about 30 minutes. The appraiser will usually start outside taking notes, measurements and photos of the property then he will take a walk through the inside of the dwelling to get the good sense of it`s over all condition while also noting the number of bedrooms and bathrooms, layout and amenities among other things. Once that’s done your appraiser will go back to the office and over the course of the next few days he will conduct a thorough study of the recently sold properties, market trends and other relevant market data in your property market data.
Once the research and analysis is done your appraiser will compile this findings and conclusions in to a formal appraisal report. This is the end result of the appraisal process that you’ll will receive an official certified appraisal report. It will of course clearly tell you the value of your property. Also it’s a fairly lengthy document usually at least 15 to 20 pages long. Reason being it`s designed to not only tell you the value of your property but also it will show you how the appraiser arrived at that value. The report will include some of primary data upon which the value is based. So you can see for yourself how the appraiser came to his conclusion. Once the report is completed typically within three to four days of the property inspection, we will mail you a hard copy and we can also email you a pdf copy of the report.
